Explanation about the Selling Price:

The Guesthouse for sale is only the lease and the Equipment.

The building is not for sale and the landlord is giving renewable 3 years lease.

The montly rent is very cheap: 9.000 baht per month only, because I made all the renovations from 2 abandoned buildings. They were in very poor shape when I came, they were not joined as they were now and there was absolutely nothing working, not even the electric nor the water system.

I made all renovations at my expense but the rent has gone up very little, and will remain the same for the next 3 years.

Together with the pictures below are exemples of expenses I had... of course not all of them... such as the

- electric system and water system where I probably spent over 50.000 baht in various expenses, replacing all switches and plugs, rebuilding the whole water system with a tank on the roof... the the electric fuse box cost over 10.000 baht with install...)

- painting of several areas inside and outside (not all yet though) for over 30.000 ...

- Also the anti-termite treatment and varnishing of over 350sqm of the wooden walls built to make the back rooms,

- the breaking of the walls do make passage between buildings were split in many different small expenses because made at different times.

- wooden tables for the restaurant, miscellenous small furniture and equipment, kitchen tools...

Some of the expenses listed are also old and some equipment is to repair, but it's there and repair costs are usually low. Something you ought to know if you are making business by the ocean, all equipment gets rusty and ugly very fast and needs to be repaired frequently.. buying new is suicide.. all equipment is on rotation to the repair shop... This is pretty easy task in Thailand.

Anyway, prices listed below are not to take too seriously, i havn't even added them... some things I didn't put price... some I forgot..

- a partition to close the kitchen with dooorframe and pass just comes to my mind for a cost of 4000baht if I remember properly...

just to say that they are just indications of expenses necessary to turn an abandoned building with low rent into an operational guesthouse...

Of course the real value of all these things and renovations , after depreciation is lower than 650.000, but the price reflects more of the opportunity to take over a guesthouse key in hand with such a good location and cheap and safe contract where a foreigner can hold a business fully through his signature on the building lease (which, at 9000 baht per month is way under the market value, thanks to my investments and my excellent relationship with the landlord family).

The biggest value of the place though is the possibility to sell it again after 3 or 6 years, hopefully with more upgrades and at a higher price. Confidence in this, I'm sure will come from dialoging with the long time proven trustworty Landlord family and understanding their interest in such deals.
